Our proposed renovation of 260 Lenox Avenue was approved by the New York City Landmarks Preservation Commission (LPC) at a public hearing. Located within the Mount Morris Historic District, the building—constructed circa 1886—has undergone significant alteration and deterioration over the past century, including the installation of new storefronts in the early 20th century following the opening of the IRT subway station at 125th Street and Lenox Avenue.
The project focuses on a comprehensive façade restoration, including the reconstruction of historically appropriate glazed storefronts at the lower levels, along with a full interior renovation and a rooftop addition. The proposal aims to recover key aspects of the building’s original architectural character while accommodating contemporary use.
Projects such as 260 Lenox Avenue are part of a broader effort to sustain Harlem’s historic building stock, where late 19th- and early 20th-century structures continue to define the neighborhood’s architectural character. Thoughtful rehabilitation—grounded in research and careful detailing—allows these buildings to remain viable while retaining the material and spatial qualities that contribute to the district’s significance.
