15 Broad Street, New York, NY

Manhattan’s Financial District is known for Gilded Age architecture and Art Deco influences and it’s defined by narrow streets, steep slopes, and historic skyscrapers. One such skyscraper, 15 Broad Street, is a landmark-quality high-rise adjacent to the former J. P. Morgan & Co. Building and across from the New York Stock Exchange. As part of the rebirth of Lower Manhattan after 9/11, 15 Broad St was converted from office use into residential condominiums in 2007. Twelve years later, AYON Studio reimagined one of the 30th-floor apartments with a large, east-facing terrace into an open residence with abundant daylight seamlessly flowing between interior and exterior. 

Now known as the Downtown Condominium, AYON Studio took care to respect the 1928 neoclassical building’s character and history, while improving access to this 30th floor private terrace. A key intervention was combining the existing terrace door and window into a single, large opening infilled with a glazed folding door that leads outdoors from the living room, which further opens up the apartment to daylight and views. A new steel stoop with glass guardrails offers convenient access to the existing terrace from the living room.
